The house is situated in a quiet cul-de-sac, and accessed via a communal pathway. There is an area for parking on the street. It is in central Lenton, with easy access to many nearby amenities. The White Hart pub is only five minutes walk from the house, with several other pubs and trendy student bars within ten minutes.
There are several takeaways within ten minutes walk, a large Blockbuster, a Post Office and two corner shops, one of which is run by Sainsbury’s. The main Sainsbury’s store at Castle Marina is only twenty minutes walk away, along with Pizza Hut, McDonalds, PC World, several hotels and canal-side restaurants. Just a little further and you can reach Castle Marina Retail Park and Homebase, and in the other direction the many businesses based in Lenton Industrial Estate, including Toys R Us and B&Q.
There are two good primary schools within ten minutes walk of the house; Lenton Primary School, and Edna G. Olds Primary School.
Queens Medical Centre is just over ten minutes walk away, with the Out-of-Hours Doctors about twenty minutes walk. Derby Road Health Centre (including dispensing chemist), Derby Road Dental Practice and Lenton Medical Centre are all within twenty minutes walk.
NCT number 13 and 14 busses run every fifteen minutes or so and arrive in the city just around the corner from the library, or head to Beeston and Chilwell in the other direction. The stop for these is on Abbey Bridge, less than two minutes walk from the house.
We had planned to make this our family home and gradually make improvements over the years, as the house has a lot of potential. We have only been in the property for a year, but unfortunately due to redundancy we can no longer afford to stay.
The area is mainly populated by families and young professional couples. We have had no trouble with the neighbours.
The house is set on a substantial corner plot. The front garden is enclosed by 4’ high fencing and is paved. The back garden is also enclosed by fencing, the majority of which is 6’ high vertilap which was installed in June 2007.
There is a paved patio area outside the back door, ideal for barbecues and a bit of swing-ball. By the gate to the front of the house there is a small grassed area and fair-sized bed for planting. This could be an ideal spot for some climbing plants to adorn the trellis on this section of the fence. The rest of the garden is currently covered in pebbles to prevent weeds. These could easily be removed to lay lawn if desired. There is also a garden shed.
As an ex-council house the rooms are all of very good size. We have modernised some areas of the house, though other smaller things such as carpeting have not yet been updated, as we are leaving unexpectedly early.
The front door leads into a small hallway with space for coats and a small cupboard housing the electric meter.
This opens on to the large lounge 14'3"x11'5" (4.34m x 3.48m), which has a cupboard housing the pump for the heating system and a gas fire with back-boiler. We have had absolutely no problems with the heating system. There is also a useful alcove under the stairs which we used for our computer.
The lounge leads into the large kitchen diner 14'10"x9'5" (4.52m x 2.87m). The kitchen was fully gutted and refitted in November 2006, and has a built-in fridge and dishwasher. The back door leads out onto the garden. This area would be fantastic with patio doors.
Upstairs the bathroom is a good size and has just been refurbished, including a new power shower. It contains a large cupboard housing the water tanks, which also provides ample storage for bed linen, towels and toiletries.
The master bedroom is also large 11'6'x11'4" (3.51m x 3.45m), and contains a huge walk-in storage cupboard over the stairs area. Our friends down the street have used this cupboard area to place a staircase to the attic, where they have installed an extra bedroom and bathroom. It would also be ideal as an en-suite. It is already fantastic as a walk in wardrobe, or storage area. The second bedroom is large enough for a double bed, with room to spare, 12'6"x7'11" (3.81m x 2.41m).
